Bird Dogging in Utah - Any advice from experienced folks?

I'm really digging into this here and  seeing some great potential. As many know, the Utah market is exploding faster than most can keep up with. I see tons of new construction going on in every city I roll in to. 

I've been working to line up properties for my partners and have been using the dealmachine app. I can drive, but prefer walking around neighborhoods so I can get a real feel for the community and a better view of each property. I'm snapping pictures and keeping the addresses registered on the app. 

I'm wondering, is there any advice those of you who are experienced can offer a rookie bird dog? As I pursue my goal of becoming a lender soon, and eventually owning multi family, vacation rentals, and luxury spots for up to 500 people, I'm wondering what I should consider doing that I'm not yet working with.
