Filtering MLS Listings For SFH Rentals?

Any tips or suggestions for filtering through MLS Listings to find SFHs worthy of furrher research as rental properties?

Obviously,  the specifics like listing price will vary based upon the area and individual preferences.

Hi! I would monitor days on the market and price drops. I have seen an increase in price drops in Tampa compared to last year.  Not sure if Zillow has that search parameter, but worth looking into.

Couple tips

1 - decide what type of property you want, condo, townhome, multi, SFR, manufacturered.

2 - HOA fees will cut into cashflow, but condos tend to be cheaper. so if going with SFR determine if HOA or no HOA. If doing airbnb places with HOA are a bad idea.

3 - minimum 2bed 1.5 bath is a good start

4 - sqft minimum 900 sqft but this depends on your area and investment strategy.

5 - maximum price.  this will filter out over priced properties.  You'll need to determine rents for the area to figure what housing price will work.

6 - Zillow has an option t9 exclude 55+ communities. if you're getting a lot of listings in your results you can try this option as well.

@Lloyd Silver Perhaps sorting by price range? Anything that seems undervalued in a particular area might worth further investigating. Good luck!
