Question about assigning contracts

Hello Fellow BP’s,

New investor here and I’m looking for some advice on getting into real estate. I’m currently looking in the Connecticut Area. Since I’m not able to put 20% down I’d like to know where’s a good starting place. I was told to assign contracts but I don’t see how that’s for beginners if we never made a sale before. Please advise.
