Gaining Access to Investment Opprtunities

I have traditionally purchased properties through our local on-line real estate platform in conjunction with a real estate agent. However, I feel like I am missing out on pocket investors, foreclosures, and properties that are "informally" for sale that I don't know about.  I am not a flipper, but when my time to sell comes, I would like to avoid the traditional real estate agent fee (~ 6% in my area).  Any advice on how to gain access to the channels that I am describing ?  Thanks - first post here, looking forward to it.
