talk me out of my first 4plex

Hey everyone, 

Looking at purchasing my first 4plex, a few details. i am already approved for the financing and while i would rather not put as much down as i am (25%) but its what needs to be done to get the loan at this time. You could call it a turn key investment, the building is 1 year old and fully rented, all numbers are confirmed with property management and realtor tenants are in a year lease and the rents are slightly under market according to property manager. It cash flows with my 25% down but according to the calculator it would cash flow even with only 5% down. Like i said i would rather keep some of that cash to put into more doors but i feel like this might just be a good starting point, something also tells me i could do better because well you always can right? But you need to start somewhere and i feel like this might be a great opportunity. demographics are great, military base near by, new data center, and a new manufacturing facility of auto parts, there is also a university.  https://www.biggerpockets.com/...
