Finding investors for cash down.

Just starting out and have exhausted the obvious first choices for investors-friends, family etc.. Any thoughts on who to approach after those? Also, I would like to be as prepared as possible to answer any possible questions that may arise. Obviously, I wouldn't be able to show an extensive knowledge of REI since I am new. Any advice would be greatly appreciated.
