Wanting more knowledge about real-estat before making my first mo

So I have read a couple of books on investing and having the right mindset. I just finished rich dad poor dad. In the book it talks about financial literacy, tax loopholes, and law about realeastate. I was wondering if anyone had any leads where I could find more information on not just those subjects but also other passive income assets? Any help would be appreciated
