How much to account for utilities?

Hey St. Louis investors. I’ve been analyzing a ton of deals lately but the biggest issue I’m having is how much I should account for utilities in multi family properties. I plan on paying for water, sewer, and garbage since those are the ones that the liens can be placed against the owner of the property. How much can I expect to pay for those per unit in a multi family?

Sewer for a 4 unit with 4bathrooms is about 160 a month.

Water/ trash about 400 a quarter.

Umbrella liability insurance about 150 a year.

Grass and snow removal, but not landscaping is about 60 a month.
