Hello all,

This is my first post and I must say this is an amazing community. Everyone is very helpful and willing to share. A quick background on me, I actually own one single-family investment property. Have owned it for a few years now and make a small cash flow each month. I have about 25k equity in that property plus is I borrowed on my ira/401k funds and my savings I could get about 100k to invest. I really would like to leave my current job and focus a bit more on real estate and having a more flexible schedule.

I'm debating between buying possibly one or two multi units (4unit or less) or buying one small apt building (maybe 9 or 10 units). What do you all think? I know there are many of you on here who have many years of experience. If you could do it over what would you do if you were just starting knowing what you know now. Thank you in advance for any feedback.

Welcome Damian! You should post a profile pic, it makes it easier to connect.

I am taking a break from my real estate appraisal career and trying wholesaling full time. Just closed on a $60k heloc to fund this. It is risky but I am optimistic and excited.

You will probably have to take an active strategy (fix & flip or more likely wholesaling) if you only have $100k in Brooklyn. You will have a flexible schedule but anticipate working more hours especially for the first couple of years.
