Become resourceful and use some of that for education. Buy some books commonly referenced in the podcasts or invest in a library card. Audibles, whatever works for you.

that's a great start.  Continue adding to your savings, even for an fha loan you need at least 3.5% down payment and you should still have some left over for closing costs and reserves.
