When you accept cashier's check do you allow buyer to move into the property before you cash it? Or do you cash it first and then allow them? Do I need a clause to not allow buyer to move into the property until I've cashed it and its clear?

Call the institution that issued that cashiers check before doing anything (don’t use the phone number printed on the check). Cashiers checks are sometimes faked, and if you cash it, you won’t know it was fake for weeks.
