1st property questions

I have found several 4 unit properties that I have completed my computation of the numbers. I am wondering what you all think about a cash flow of ~ $300 a month with a 25% vacancy rate after PITI and expenses. I am feeling this is a strong amount.

What is the PITI? What kind of condition are the units in? Is $300 enough if you lose a tenant? Are you going use a property mgmt company?
