Hello, I am new to real estate investing but have always been interested in the topic. I have been studying certain areas within Dallas and some in the suburbs and cannot find deals that match the 1% rule or cash flow very well. I’m not sure if that’s really the case or I am doing something wrong. I feel like I’ve looked at a lot of properties and on a daily basis. Also what do you find is the best way to estimate rent that can be charged on a property?  I appreciate any replies. Thanks!
