Tips for newbie in Northern CA?

Hi guys,

Like many of you here, I have an interest in real estate. Over the past 2-3yrs, I've been working full-time and saved about $40K of cash and built up my credit score. I hope to buy my first rental property (thinking of residential) some time next yr. I feel so lost on how I should go about to achieve my first rental problem. 

I have concerns like where should I buy in Northern CA, is my cash enough, who should I talk to first, what type of loans, etc.

I would really appreciate it if you guys can give me some of the tips that helped you achieved that first rental property of yours.
