Best way to invest 100,000?

Question

Bigger Pockets gives so much great info on how to invest with some/ or little money, but what about an investor who has money and wants to get started? What is the best way to spread out the money? Investors market is currently Nashville. Is it best to buy multiple cheaper properties to BRRRR? Buy a couple really nice rentals with solid cash flow in appreciating areas? Buy a couple beach front properties (Panama City) and Air bnb? Maybe a combination of these things depending on the property? Investor does have ties to construction and remodeling, but doesn't want to do multiple flips a year, maybe 1 or 2. *Not interested in house hacking at this time* Any advice would be appreciated. @Colby Wherry I would buy a really solid cash flow potential property that needs minimal repairs for the first one to get done experience with a small turn and rent first. This will help get you experience on self management as well if you want to do that. Then step up from there and do some BRRRRs which will get your feet wet then have you taking on bigger projects. At the end of the day it all depends on your goals but once you see how easy it can be to get a Cash flowing rental property it’ll make you more hooked. Best of luck!

Hey @Colby Wherry! I work with a lot of investors in Nashville to help them leverage their $$$ the best way possible. I always ask them what their end goal is. From there you can decide what is the best strategy for them. These are all questions to consider.

Do they want quick cash now? Do they want a cash flowing 1% rental? Do they want to focus on appreciating properties? Do they want to grow their portfolio FAST? Are they willing to put in work for a BRRRR? How much work are they willing to put in?

I would recommend buying a property or two with some work needing to be done. In my area there are studio apartments for sale. The seller is willing to carry the loan if the buyer puts half down which would be about 40k. Major cash flow in these types of deals!

If it were me I'd get a couple maybe 3 just solid rentals, nothing fancy, you can do BRRRR if you want but if you are starting from zero on the construction side definitely do 1 at a time, and get contractor referrals from other investors.
