Multifamily & cheap rehab traps

We are in the planning phase of our first duplex unit (1st overall). When it comes to appraisals, what are you opinions/ experiences using cheaper but nice looking alternatives like roll on counter tops vs actual granite or more expensive options? Thank you for any newbie tips that you can send our way! I am attaching an example of what I am referencing. 

P.S. I am primarily interested in the impact on appraisal & cost-benefit analysis
