Selling Apartments

I know there has to be a rational explanation for why someone would sell their apartments. If they are making cash flow why would one sell such an asset? Its just something i'm curious about.

Trading up to a larger property
Retiring
Burnt out landlord
Strategy is to reposition apartment buildings and sell at a gain.
depreciation has run out
need for money for other projects
need money to resolve other problems
