Newbie Long Distance Investor

Hello, 

I am a Nurse in California trying to get out of the rat race by way of Real Estate investing. After reading as many Bigger Pockets books and listening to podcasts (by Brandon Turner and David Greene) as I can, I'm excited to finally get started and bought my first duplex in Pittsburgh Pennsylvania while living in California. I've been doing my research and self education for the past year and half and finally got the guts to pull the trigger. My wife and I are nurses, although we love our jobs, spending more time with our kids and having fun became the top priority. I found an awesome realtor (Tanner Hall) property manager (Carl Friedel) a contractor (James "Skip" Roberts) and in the process of trying to find an accountant. I just closed on a 2800 soft, 4/2, 3 car garage on a big corner lot in the Avalon part of Pittsburgh. I got it for 90K (all cash) and will need about 100K in repairs. It was originally a single family converted into a duplex (not zoned as a duplex). The options are BRRRR it into a rental (Zone it to a duplex) or flipping it back to a single to potentially make a huge profit. What should I do?
