I'm in the process of doing an off-market deal with an investor who wants to sell a property in Astabula County, OH. If I plan to get conventional bank financing, would I still need a realtor in this transaction? The seller is representing herself. 

Technically no, however if you don't know what you're doing it may be beneficial to pay for one out of your own pocket, or at least someone to assist with the transaction.
