Places to invest in Florida?

Considering to do long distance BRRRR (my first investment) in Florida but what a good location/market to start?  Any tips if greatly appreciated.

Florida is far from a cheap date these days. We're experiencing historically low inventory and record high prices; year-over-year rent increases are in excess of 7.5%.  There are a few inexpensive properties in "transitioning/not quite transitioned neighborhoods" but even those start at valuation or higher.

Instead of leading with the process, I recommend finding the opportunity first - and then determining the process.

I'm in southeast FL and the market here is a difficult one to find deals.  Florida is seeing flocks of buyers coming here from out of state, particularly the northeast, wanting to get away from the chaos and taxes.  Prices are soaring and as far as single family properties are concerned, nothing down this way will cash flow.  Other, more rural parts of the state may be a better option.
