Wholesaling In Washington State

I'm Grayson Loupas, an 18 year old in Tacoma, Washington, just beginning a wholesaling business in order to begin my Real Estate career and build some capital to purchase houses myself. I'm in the process of getting an LLP and speaking with a Title Co. in order to get a list of properties lined up to direct mail and call. Just ordered Bandit signs as well to advertise my business further. Anyone have any advice for a beginner wholesaler in Washington? Love to connect and learn from others- Thanks!

Forgot to mention I'm doing it with a partner (hence the LLP)
