Where To Get Started

Question

So after this past webinar I decided to take action and upgrade to pro. I currently don't have the money to invest in real estate but I learned that shouldn't stop me from moving forward. One question I do have is how do I approach an investor on BP or just in everyday life on being a partner in a deal?

@James Yallery Not that I know of, other than the forums on here. I always just tell everyone that I am interested in learning more about real estate and all the possibilities that it presents. Most people want to get into real estate, they just don't know how. There are plenty of people who would be willing, you just have to continually put yourself out there as someone who loves real estate and wants to learn as much as possible

This website is a huge market place for local investors. Just have to get the word out that you are serious about investing and learning as much as you can. Stay persistent and continue to market your self.

@James Yallery Yeah that'll work. I think your getting a little too caught up in the step by step process of it, but you got the right idea. I don't know how to explain how it happens, it just happens. At least that's the experience I have had with my partner (I don't have capital for properties where I live either right now). There is a lot of talk on here about daily consistent action, and that couldn't be better advice. There may be extended periods of time where it feels like nothing is happening, but then suddenly you find what you are looking for and everything is okay and you wonder why you ever stressed or worried about the outcome in the first place. Simply asking yourself, "what is the next step I need to take in order to reach my goal?" Maybe even nail down an investing strategy that you can see yourself getting into to narrow down the people youll want to network with, and just keep learning. Become a master at the strategy you want to get into.

Then finally, when someone connects with you, really focus in on what they want and find that. All of this could take time, but building a real estate empire is a long process. With the right attitude and ability to find great deals, someone is sure to mentor you and fund deals.

@Andy Eakes That definitely helps. I currently don't have the capital to invest in real estate but I'm not going to let that stop me from moving forward. I don't want to waste anybodys time by looking for deals if I don't have my financing in order first. I want to do the leg work in finding great deals. Currently I'm just looking through the MLS. If I do find something on the MLS thats a great deal do I just start calling and emailing investors that might be interested?

@James Yallery The best way to find a partner is to tell them what is possible in doing deals with you. A lot of people may advise you to tell investors what you have to offer, but if you are a newbie (which is totally fine) what do you really have to offer right now? Not a whole lot. And to me, when an someone with experience tries to win you over with the laundry list of accomplishments in the past, I question whether or not their focus is in the goals of the future or the glory of the past.

So if you if present the possibilities of doing deals with you and investing in real estate, you have presented your pitch in a way that creates a better foundation for landing that partnership. Then you can include what you have to offer as icing on the cake. Once you have that partnership it will be up to you to go above and beyond for them. Be a man of your word and produce some great deals and work. The success will come.
