Flip vs. Rental

Just starting out and was looking for some feedback. I have a little capital and am toying with purchasing a condo vs. investing in a friends flip. The flip would obviously offers a quicker return, but is much more risky. The up-front investment would be about the same. My goal is to increase my financial freedom over the next 15 yrs. or so. Any thoughts would be appreciated.

I think the only way to be able to decide to is lay out a strategic plan. What exactly is it you want to accomplish and in what timeframe? Then drill backwards and figure out what will get you there.
