SFR vs Multi-Family in Massachusetts

Hello,

Looking for some advice as to what areas of eastern or central Massachusetts are good for both SFR's and Multi families. I'm looking to buy and hold and am starting to research areas. This will be my first purchase so I'm looking to buy in the $150-200k range. Any advice on areas in Mass to target would be appreciated.
