Should you/I Invest Now?

Hello my name is Caito and I am a small investor in the Miami area. I have been able to track down a deal that would be profitable here however I keep hearing talk about a recession during the beginning of the new year end of this year. It would be for a small flip property in a lower end area of my hometown. However I am unsure due to the current situation with the job losses, corona, etc. Should I take the plunge and move forward or should I wait and see. What would you do?

The numbers are pretty good

ARV: 230K -240K

Repair Cost: 40K

I ended up offering right at 121K

As long as the numbers make sense, the best time to invest in real estate is always now.

Yep! Did you see the growth numbers for the third quarter? Unless we have another lockdown, any recession pressures will recede (for a while at least).
