First time investor in Hawaii needs advise

Aloha,

I live on the island of Oahu and am interested in buying a long term rental property. My wife and I own the house we live in and is paid off. Would it be a bad idea to use a HELOC to put a 20% down payment on our first rental home?

It's a good idea.  Shop around to get better interest rate/terms.  Ideally credit union over big bank.  Good luck!
