New investor +using hard money +owner occupancy

Hi,

My name is Patesia or just Pat for short. I'm new to investing and have done some research and listened to podcast and I'm looking to buy a multifamily in Jacksonville fl. My questions are do some wholesalers accept loans as payment and are there any hard money lenders who lend to owner occupancy +I'm a new investor as well. This would be my first investment property.
