Hey all members! Just another newbie hoping to get feet wet in real estate investing, and trying to not get analysis paralysis. Columbus seems to be a good balance of current cash flow and long term appreciation, and looking at a buy and hold strategy. My goal is to do just enough to become finically independent with multiunit apartments, and I want to start small in an area that I can grow into. Currently house hacking my condo in San Diego!
My main hurdle is management. I would absolutely love to self manage, but there isn’t a market within a 500 mile radius of me that makes sense to start. If anyone has great experience with PM in the Columbus area I would appreciate the referral!

I wouldn't give up on self managing so quick.
There are a lot of property management software out there that are specifically for self managing landlords (Avail, Cozy, etc).
I know you still need handy man and other team members but I would not say it is impossible to build your own team to help you manage your own properties.

I'm also a brand new real estate investor from California, investing in Columbus Ohio. I strongly recommend the Nilsson- Steyer team. They're very responsive and found a tenant for me in an expedient fashion. I had the pleasure of meeting them in person on my first trip to Columbus. They are also extremely knowledgeable and I highly recommend them for your property management needs.

I agree that software and technology have made it a lot easier to self manage, but it never hurts to have a good PM. Columbus is a great place to start out investing. Best of luck! @Peter Eberhardt

Some of my OOS clients have started to self manage here in Columbus. It is pretty easy to do with technology but it will take some time to set up. They then use their buying/selling agent to lease up the property. If you are going to use a property management company I have a list of preferred vendors in Columbus that I can give to you.

Hey Peter, welcome to BP! Local San Diego real estate agent here in San Diego with rental property in Columbus. I was lucky and found a great Columbus agent that has a rental portfolio of his own and really knows the local market. If you need any help getting a team put together out there let me know. There are still great opportunities there you just need to make sure to buy in the right area. Let me know if there is anything I can do for you.

Hi Peter
I wouldn't be able to tell you which specific company that I had an issue with due to "defamation" and damaging a companies reputation. However, I can recommend PM companies. My best advice would be self-manage if you can for a period of time, just for the experience, just my opinion. I consider property management the heart of your business. Please consider the Pros and Cons. A few pros :
1. Self managing gives me a greater degree of control over the daily operations.
2. Closer relationships with tenants
3. GAINED EXPERIENCE, you will learn
