Multi-Unit House Hack Distressed Prop

I’m looking to do my first house hack in a multi-unit property. I want to find a deal that cash flows of course, but here’s my question. Does the property have to be distressed so I can renovate it in order for it to be a good deal? Or are there good deals on properties that are close to ready to move in?
