4 single family home vs 4 plex

My wife and I are looking for investment properties for next year. What we are trying to calculate are closing costs. Since closing costs are similar no matter the loan. Wouldn’t it make more sense to buy a 4-plex with 1 closing instead of 4 separate closings and the associated costs? Looking for input.

@Michael Valenzuela It really just depends on the numbers. Since you're not competing with families on a SFH often the numbers are better on a 4 unit.

I personally own townhouse doubles in Columbus OH. I like townhouse properties because they feel more like a single family home to live in and the numbers are usually better then just purchasing 2 houses.
