Getting started in the Hanover, PA area

I’m completely new to the real estate world, looking to house hack around the Hanover, PA area. Any tips on getting started with little savings.

Also how is the market in my area, I’ve been looking for a deal in my wheel house for while now with no luck. I’ve come close with deals but none match my numbers. Should I just go with a deal I can make work or wait for a better deal?
