Out of State Markets to look at?

Hey Everyone,

I'm looking to invest in my first out of state property this year! What are some markets that would be good to get into and will have a high appreciation value?

Currently considering Charlotte, Houston, Columbus, and Indianapolis

I believe Charlotte is a great market to invest in due to it having great appreciation rates, high population growth, landlord friendly and for being the #1 affordable growth market. If you're looking at Indy I would encourage you to look at Fort Wayne, IN also. It's the second largest city in the state as has a lot of opportunity.  I have attached a  link to a blog I follow to give you some more information.

@Radhika Paliwal I believe Houston, Texas is very competitive. This is definitely one of the best markets in the country.

I will suggest you invest in a market that will yield the highest ROI on your money and give you peace of mind at the same time.

@Radhika Paliwal - Another Charlotte resident, investor and Real Estate Broker here...My 2 cents on Charlotte is that for 1% rule investors and the like, it is getting MUCH harder to find property here unless you are happy with a C property and the C tenant issues.  That said - appreciation is going strong.  My wife and I bought our current house 18 months ago and it has appreciated over $50K...the trick is knowing where to buy and at what price. I like Charlotte and Columbus for appreciation.  Before the pandemic lots of people would of told you to buy condos in San Francisco. So that tells you nobody knows anything for sure about appreciation.

@Radhika Paliwal Appreciation is speculation...nothing wrong with that if you plan accordingly, but still...there are more important fundamentals to pay attention to...a D/C class asset in Columbus will likely double in value over the next 5-years, but you'll have a hard time finding a good manager...

Indy market here and it's very hot right now.  What Peter had said for Charlotte is/has become true here.  That growth is expected to increase in the coming years, which should help appreciation value in the right areas.  Happy to chat further if you'd like.
