Partner LLC to buy rental properties.

I am looking to partner up and begin buying rental properties. My partner and i would like to do it with a LLC. Things we are stuck on.

Operations Agreement

How to buy with the LLC

Buying in diffrenet states.

It seems most lean towards buying in one general area or city.
