Best cash flowing zip codes? 💸

Hi everyone - long time listener, first time caller here in San Francisco

I'm a newbie and narrowing in on a market to run my first BRRRR on an SFR. I've been running my own analysis on all sorts of areas and realized that I should just ask my community.

What are the best cash flowing zip codes and towns in the US? Are there any websites that make it easy to evaluate the cost to rent ratio or better yet a link to an analysis that’s already been done?

There are no "best zip codes".  There are however, best micro-markets within markets within zip codes.  For every really bad market in a zip code, there's a great one.  Some zip codes, in general, may be better than others, but it isn't the zip code that makes the micro-markets good,...it's the combination of micro-markets that make that zip code better...but not best.  Not all micro-markets are good in a zip code just because one zip code is better in general than another.  All squares are rectangles, but not all rectangles are squares.
