Looking to Build Momentum in 2021

Good evening! 

I am an aspiring real estate investor in SoCal looking to network, continue growing my knowledge, and begin building my portfolio! I have always been intrigued by real estate, but I come from humble beginnings where investing was not a topic that was discussed. All of what I know about investing has been gained from books, Biggerpockets, and my graduate studies for my MBA. It is time to turn my book knowledge into street knowledge!

I have been working toward buying a primary residence and future rental in SoCal; however, prices continue to climb and prolong the process. I am contemplating buying a rental in another state. I know that distance can be tricky, especially since I will not be familiar with the area. I would really appreciate any feedback on how to buy long distance while minimizing risks.
