Question on a prospectus

Hey everyone. I'm a residential real estate agent in phx area. Looming to get involved with some investment stuff as far as working with investors. I have two wealthy out of state contacts that are interested in possibly doing something. They are spew rate not working together. Basically I find good investments buy and manage the. And we share in equity after a set return for investor.

I need to put together a one page prospectus. I have been googling and finding not much. Joshua told me to post I. Here and you guys may have some ideas.
