How is Brentwood for investing?

Hi BP,

I joined recently and this place is so helpful. I’m a newbie to real estate investing and currently living in Fremont,CA. Because of COVID, I’m working from home from past year and most possibly I would be doing the same this year as well. My intention is to move to the new house and stay there until COVID ends while renting out Fremont property , and return back to Fremont property by renting out new property. So I decided to look out outskirts of Bay Area and started exploring Tracy, Sac etc. Recently I came to know Brentwood and visited yesterday and realized that it has good proximity to commute to SF because of BART. The place is good and cozy and has all good amenities.

Can you pls advice.

Hi Rahul, we manage properties in the Brentwood area and have found it is a strong rental market for the reasons you've mentioned above. It has close proximity to the bay. Most of the neighborhoods are 90's builds and newer track-home communities. Your average 3bed/2bath will rent for $2500-$2600. Depending on its size, condition, and amenities, you may be able to push it up to $2900. The average 3bed/2bath last year sold for ~$570k. Of course these are generalizations, but that's a good starting point for you :)
