Tips for starting in the Phoenix market right now

I know phoenix has been a great place for rental properties, with a heavy focus on property appreciation vs just straight cash flow.   

I'm exploring getting into this market now.  I've been working with a great agent for 2 mos (Dec/Jan 2021) .   

The market seems .... complicated.   I'm looking at SFA (Single family) .   Home that have been on the market for a while don't seem to be units that can turn key rent for a reasonable CAPRATE.

So I've been looking at more expensive units (~350k$) that can turnkey and rent for more (~2k$) .

The market in this price range for SFA moves FAST so far.   Houses selling in the first couple days with multiple bidding wars for lots over asking.

Any others buying in this market right now?   Tips and tricks on how to start in Phoenix now... Jan 2021.
