Where can i find rent comps

Rentometer gives only 5 free searches...

Bpinsight rent estimate seem not so good...

@Ari Hadar, in Cincinnati, Zillow seems to provide the best comps.  I use active listings first, but you can also drill down into previous listings to see what they were last listed for, as well.

Are you looking at rented properties in an area?

Is such a thing exist? Do you search the active rental listings only?

What do you about BP insights and Dealcheck rental comps?

Get the rent-o-meter app on your phone and it'll allow unlimited searches. But just be conservative with he number it gives you.

You can then double check those by going to zillow, facebook, etc and see how the number you got compares yo what is currently on the market.

@Ari HadarI think Rentometer is $99 for a year, or at least that's what I paid for it. You can run unlimited properties and pull up to 500 reports.

I would reach out to agents if I was buying in other markets but for now, I just rely on my own data since I have my real estate license where I'm investing.

How much Rentometer   take a month for premium subscription?

Don't you ask pm and agents about the rent before making an offer?

I tend to take a barometer from a number of different places. I use Zillow, Craigslist, and Facebook marketplace but I also have a premium subscription with Rentometer, which has proven to be really helpful. Not to be a sales pitch for Rentometer but the premium reports as pretty customizable. You can change the radius of the search, whether it's a house/duplex or apt as well as how far back the search goes.Nothing is perfect, but I think taking a look at a number of tools is helpful.

Also, while I LOVE BP and their calculators have been really helpful, the rental estimator is not very helpful at all. It doesn't seem to have enough data to make an accurate assessment and it needs the ability to change more of the search parameters. Maybe BP should buy Rentometer and improve on it.

Then there's also other landlords. This can be kind of hard because some people get a bit cagey about telling rent prices, but if you know other landlords in the area, you can ask them what they're actually receiving in rent. These are my go-to tools.

Hey @Ari Hadar.  When looking for rental comps, I would look at whatever rental platform is most popular in your area.  I like to use Facebook Marketplace, Zillow, Craigslist, and Zumper.  From there I will look at specific areas and the specific properties in the area.  After looking at what is currently on the market, I can get a good idea as to what a property will rent for.
