Hud Tenant Experiences

Hello, new investor here in West Virginia. I have been reading, listening, and running numbers for a few months now. I am ready and eager to close on my first property, and I do believe one has caught my eye. But one of the tenants is a HUD tenant that has been there for quite some time, and would like to stay. Has anyone had experience with HUD tenants? Good or bad?

Very good sign.

Only challenge you may find is if the previous owner didn’t request the annual incremental rent rate increases. If you’re a couple years behind on those, it may take some time to get back to market rent.
