Help getting started

I am brand new to real estate investing, in fact, I have not purchase my first property yet. I am looking for advice in doing this. So I have a scenario to present for advice...I’m hoping y’all can help guide me. Ok, I have a friend who is separated from her husband who is purchasing a house for the last 10 years with her husband via owner finance. The husband still lives in the house and is not making the payments on the house. Next month the payment will be 3 months behind and the owner says he is going to have to foreclose if he doesn’t get the payment. So here is where I come in, I want to purchase this house, but I don’t know the legal aspect of the foreclosure nor how it works when they are not divorced. She only owes about $25,000 on the house and it is caught up on taxes. Can anyone guide me on how I need to get started on this?
