Looking at buying my first rental.
I came across some money and would like to dive into my first rental either AirBnb or single family. I am open to purchasing property all over the US and would like to put around 50k down. I was wondering if anyone had suggestions on good locations for a STR maybe single family in a bigger city/vacation spot. So far I have looked all around Florida (Melbourne and St Pete to name a few) and parts of Texas. Any input or guidance would be great!

Hi @Nicholas Brosnan! Welcome to the world of STRs! I own in Myrtle Beach, SC and it does well. As @Kyle H Lancaster notes the Pigeon Forge TN area is popular with many STR owners.
I'd add to your calculations that one nice thing with a STR is the ability to use it yourself and the opportunity to write off trips to it (when done properly). So I would include where you want to go in the equation.
