Finding Financing

Ive been working in real estate for 3 years now as an agent. Ive been told several times that im too smart to limit myself to just being an agent. So, im trying to figure out how to go about financing a flip. Ive never been in a situation where I could go to family or friends for money, so that's definitely not an option. I have several contractors I can go to to get work done fairly, I have a degree in interior design, I've worked in banking and ibe wokred with flippers. I have the skills and the team it takes to get things done but financing the project is my only issue.
