Chicago Northwest Suburbs (House Hack)

Hello BP forums, I am a new investor (From the Chicagoland Area) looking to buy a house by the end of this year to house hack. Right now I am looking around the Arlington Heights/Des Plaines area since that works best for my work and a few of my roommates that are going to live with me. Just wanted to know if anyone is having any luck investing around those areas and if they had any tips or advice.

Someone correct me if I'm wrong but I don't believe you need a rental license in Arlington Heights.
