HELP!!! SO NERVOUS ABOUT PUTTING PROPERTY UNDER CONTRACT

I have been speaking with this gentleman about property left to him by his mom that passed away last year. His 89 yr old aunt lives in the property but will soon be leaving the property. Another wholesaler has offered him 50k, but he wants 60k. I explained he would not get that for that area. I asked what is the minimum he would consider. He said 40k. He has sent me an Appraisal, Pics of the home. He said the roof needs work. I really want to put a house under contract, but I don't think I have enough on Cash buyers on my buyers list and I am just nervous.... What should I do?

Louise Whidby like most people here they will tell you, if the deal makes sense buyers will want it and if you have done your due diligence have no fear. If i was you i would get it under contract and market it to your list, but if they don't come through. I was market it like crazy. Bandit signs, CL, back page, your local REI, search the county records for investors in that area that own multiple properties in the area. Just my two cents, but you will never learn if you dont try.
