Just sent out my first 500 post cards

Just placed my first order on yellow letter HQ. My list is 1200 but I just ordered 500 post cards. Should have a proof in a day or 2 then we’ll see what happens. Exciting times!!

Out of the 500 post cards I got 4 calls. 1 sassy lady that told me to stop sending her cards, 1 investor in my area thought I was a wholesaler and wanted me to add her to my list of buyers, and 2 people that wanted market price for their house.

Most folks I know that use this method need to drop 5k to 10k a month to get one deal maybe two.. These are actual deals that will have a good return.. if your just looking for rentals and a few bucks under market there could be more..  ITS MASS communicating so you have to send out massive amounts to get any results other wise your just wasting your time and money.

But to get 4 calls thats pretty good response..  it used to be in the days before wholesaling was inundated with new folks  IE your one of a thousand people literally doing the same thing in the same market.   WE could count on 1%  IE with a minimum run of 5k..

Even back in the 60s and 70s  when my dad did door hangers Cheaper and more effective than mail.. He would have the walkers put out 10k a week.. and that made him 2 to 3 sales a week..  this was for buyers to buy land.. little different but same marketing methods. And once he got the lead he had appointment setters you need to be there within the week they come in..

So those that are successful at this will get a call in the morning and be at their house that night with a contract.
