What is the best probate course

Question

What's the best probate course. I'm a new agent in Dallas Texas. All the leads, Kevin sayers and mti are some of the ones I've heard of. Any suggestions?

Those are the two leaders I think.  Nothing really secret on either one I don't think.  I have been to Mike's training when he came to Irving a few years ago.  I've been on some webinars with KS.   Both great guys, with good knowledge, and not trying to get you to spend $50,000.  Mike's in person training was very reasonable.   While there are some tricks or nuances, in many ways it is just like marketing to any other list source.  You find the property, you market to the person living in the property, the executor or PR, and the attorney involved if there is one.  So 3x the marketing for the same property in many instances.

Some chance you need to know a little bit more than the average bear in regards to probate, but you don't want to be the lawyer.  Once you start the conversation, normally as fast as I can in the process I give it to title to determine who needs to sign and what documents they need.   Too often the family thinks they know, but they don't.  I think it is not intentional that they don't tell you they never married, or one or the other had children from previous marriages, there was or wasn't a will....that's why title company is important.   They are the real keeper of the keys.
