Where to live and where to invest

I am in search of help on determining a place to live, which is also where I want to invest.  My initial goal is to purchase a Duplex, live in one half, rent the other half. Income taxes are a big concern for me, and I have criteria for certain aspects of the area where I want to live (and thus invest). Are there resources to tap into to help when a location is not yet determined, and/or are there folks out there who can help with determining where to live in the US based on my criteria?  I figured I would put out a general inquiry before listing my criteria.

Hi @Account Closed!  Your list of wants does seem to be a good fit for Chattanooga.  I'd say it checks everything off your list other than "not too hot"- it can get pretty hot and humid in summer! Luckily there is the river to cool off in!

This area has a respectable amount of both duplexes and SFHs with rentable sections to choose from, too.

Chattanooga stands out as the only place I've lived where it seems most people have moved there because they WANT to, not because they must for a job.  People come here because they love it, and they continue to love living here.
