Evaluating A property.

I am trying to start out wholesaling with a end goal of brrr'ing and was wondering someones thoughts on this property.

I comped it with this one

From what i can tell their almost identical, the comp having a added walk out basement with ingress and egress and a garage it looks like. The for sale property also seems to be in need of quite a few repairs, but the price difference is almost $100,000. Why would they sell it so low? I have not been to the home or asked questions so i dont know the exact state of the roof, electrical, plumbing, hvac, septic, or structural but from pictures alone i cant account for that massive price difference. Should i be worried about those things or does anyone think its a good deal. Even if its a good deal i would obviously go in person for a line item adjustment, though im brand new and not good with prices.


Brand new investor with a goal to wholesale into BRRRR
1 property with 1 comp, difference dosent make sense to me.
Looking for advice and opinions.
