Owner Financing to Refinancing Through a Bank

Hey everyone, I am financing through an owner and I want to make sure that I do everything I need to be doing in order to refinance through a bank. I know the original deal should be documented correctly and there should be record of 12 on time payments before refinancing. The only thing is that I am doing the original deal through a family member and I want to make sure we have the correct documents in order to be able to refinance through a bank when I hit the 12 month mark. (The final contract is being sent over next week). 

With all of this being said, what documents do I need to be able to refinance? I just want to make sure I am prepared before getting to that part!
